In today's competitive real estate market, timing is everything. Many good homes are sold before they are ever advertised, others are receiving multiple offers the day they show up in the Multiple Listing Service.

 Distressed properties are involved in almost 50% of current home sales.  In many cases these homes are discounted as much as 70% of pre recession market value.  However, many of these homes are not good values and can be "money pits" for both investors and primary residence buyers.  How do you know?

1st Time Buyers, the $8,000 Tax Credit  has been extended to April 30, 2010, so if you haven't taken advantage of this  free money, what are you waiting for?

New (just passed by Congress) home buying incentive tax credit for anyone who has currently occupied the same home for the last 5 out of 8 years.  If you qualify and buy between now and April 30, 2010, you will receive a tax credit of $3250 for single buyers or $6500 for married buyers filing jointly. 

All '09 home buyers (primary residence), Georgia is also trying to aid the housing recovery with the $1,800 Georgia State Tax Incentive for any home buyer who buys a home in '09.

ATLANTA'S NORTH SIDE!


Whether your relocating to our area or are just looking to improve your quality of life.  If good schools and lots of things to do interest you, if you want out of urban congestion yet still want to be close to the "big city" life, then consider Atlanta's North Side, it may be just what you've been looking for.

Two of the "hottest" sales areas are N. Fulton County (Alpharetta, Johns Creek and Milton) and Forsyth County (Cumming and Lake Lanier).

Alpharetta  (N. Fulton County), once a "sleepy" town north of the city emerged in the early 90's as the "place to be".  New home communities, a new shopping mall (North Point Mall) and excellent schools, an exciting new church (North Point Community Church) and a bevy of new restaurants caused many to move from the more urban areas of Roswell, Sandy Springs and Stone Mountain .

Alpharetta, while still a major draw, has spawned 2 new areas, Milton and Johns Creek with its new medical center.

Forsyth County with its only town Cumming, experienced its population explosion in the late '90s and was ranked nationally as the 1st or 2nd fastest growing county for 3+ years.  New home communities mainly swim/tennis, shopping centers, restaurants, and schools sprung up everywhere.

Prior to the '90s explosion, Forsyth/Cumming was primarily an agricultural based community, and was known for its proximity to Lake Lanier (great fishing, boating and water sports) and the Blue Ridge Mountains to it's north.  This population growth was accelerated bythe opening of Rt. 400, which provided a major traffic artery into the county, making an easy commute to the city a reality.

Low taxes, good schools, safety and a high quality of life have contributed to the continued grwoth.  In the last few years 55+ communities have emerged, as the low cost of living has bugun attracting Seriors from all over the country.

If you love the Mountains or have always dreamed of Lake living, Cumming may be a place you will want to call home.

 Dawson County, is another one of the North Sides emerging areas.  Dahlonega and Chestattee have put Dawson County on the map.  Dahlonega, is famous for its gold, and is noted as the 1st place gold was discovered on the East coast.  Chestatee a upscale community featuring one of the few golf and yachting communities and the only one on the west side of the lake.
